I recently switched from traditional landline phone to Vonage cable internet phone. However, my Home security system can not communicate with the monitoring station as a result of disconnecting the phone line. How could I rewire my home phone wires to make my home security system work with the internet phone?

Internet phone service in not considered reliable for security systems. These type of phone systems can have a hiccup in the audio just like a cell phone does. This can mean a loss of data during the sending of the signal.

We all agree, purchasing a Home will be, for most of us, the largest purchase you will make in our life. You have found your future home, arranged for financing and are now waiting for the closing date. But to many people’s surprise, there are other monies that will need to be disbursed before or on the closing date.

Some of the upfront costs you should plan on paying when purchasing a home include appraisals, inspections, earnest money, lenders fees, title company fees, and attorney fees. It is vital that you plan for these fees – speak to your real estate professional or your lender who will be able to outline and estimate all of these costs for you. The total cost of these various expenses and fees can run into the thousands and even the tens of thousands of dollars. It pays to be prepared.

You must also be careful of the 100% mortgages or no-money down loans. A no-money down loan does not mean that there aren’t any costs associated with the loan. In reality, these types of loans allow the buyer to borrow 100% of the purchase price of the home however the buyer is still responsible for the numerous other costs mentioned above.

You should also keep in mind that you will have to pay a portion if not all of that year’s property taxes. Typically, property taxes are called on and required to be paid in full as the home closes. A buyer, upon closing the home, will be called to pay his/her share of the annual bill as it is pro-rated. You may want to enquire about the property taxes of a specific house, or neighborhood, before signing the purchasing contract. Some neighborhoods are taxed more heavily than others.

There is however a way of “avoiding” having to pay some or all of closing costs. As a borrower, you do have the right to ask a seller concession to cover your closing costs and pre-paid items. This makes it so you do not have to come up with any money at all for closing costs.

A seller concession is worked into the purchase agreement and the seller will end up paying for some or all of the closing costs. The seller concession is either a flat fee or a percentage of the loan amount. This is a fairly common practice, particularly in depressed real estate markets.

As for pre-paid items, they generally consist of pre-paid interest and escrows. Many people run into difficulty reading and understanding the multiple costs that are involved with purchasing a home. Because of this, do not take any chances and talk to a loan consultant or mortgage broker. This will help clarify your financial obligations.

Purchasing a home is an exciting adventure. Don’t let your fear of the unknown spoil this joyous event. Being prepared and well informed will avoid you being shell-shocked when the time comes to paying the bills. The more informed you are, the better prepared you will be for the many upfront costs associated with buying a home.

These are the 12 questions you will want to consider before you are released from the hospital back to your home. They cover issues of accessibility, mobility, and the continued level of care you will need to help speed your recovery.

1. Who decides when I can return home?

While you are in the hospital, the medical staff considers your needs and decides to which setting you will be released. If you are able to recover without a lot of extra assistance, you are returned to your home. In situations where more care is needed, a patient may be moved to a rehabilitation hospital (where intensive therapy is available) or to a skilled nursing facility (where some therapy is available).

2. How do I know if the rooms in my home will be accessible to me?

In planning for your release to your home, the home setting needs to be evaluated to determine which rooms are accessible and which are not. You may need for a therapist on staff to inspect your home for safety and suitability before you return there. For instance, the number of steps into the house is important to know and, also, if there is a second floor.

3. Will a wheelchair or a walker fit through the doors in my house?

If you are using a wheelchair, the width of the chair needs to be measured against the width of the doorways to the rooms that you will use. Measure each doorway. Even though you may have a single-story home, you may find that there are some rooms you cannot get to if the doorframes are not wide enough to accommodate a wheelchair. Even if your whole house is not accessible to you, you may be able to use the rooms that you need, such as the bathroom, kitchen, and bedroom.

4. What changes in my house do I need to make to use a wheelchair or a walker?

Have someone do a walk-through to see if there are any obstructions that would impede getting from room to room. Check for throw rugs or mats that would slow down a wheelchair or a walker, or that might make it a little more difficult if you are still a bit unsteady on your feet. If you are using a wheelchair, allow enough room between the bed and the wall so that the chair can be next to the bed to assist you in getting in and out of bed.

5. Will my bathroom need to be modified?

If the bathroom is not wheelchair accessible, you may need help from someone in order for you to walk from the doorway to the toilet, or you may need to rent a commode chair and place it in another area of the house until you are steadier on your feet. It may be that the bathroom is accessible, but you need a raised toilet seat and grab bars next to the toilet so you can get off the toilet safely. You may need a chair for inside your bathtub or shower. Find out if you will be able to reach the bathroom and kitchen sinks in the house or if you will need assistance.

6. Will I need a hospital bed for use at home?

If your bedrooms are on the second floor, you may need to use a hospital bed on the first floor until such time that your mobility improves and you can handle the stairs. The hospital bed may be a more comfortable choice since its height can be adjusted for ease in getting in and out of the bed.

7. Will I be able to use my telephone and television?

Big News Coming in the New Year will be a new product release by the creators of the Blueprint Series, Steven Clayton and Tim Godfrey. Many marketers are already aware of the fabulous Commission Blueprint 2.0 that came on in September and many are making money using this system

You will need to be able to reach the telephone, so you may need a longer cord and a lower table for the telephone. The television needs to be in a location where you can watch it, so it may need to be moved and you may want to find an easy to use (larger numbers and buttons) remote control.

8. What kind of activities can I continue to do?

There are other issues having to do with mobility and accessibility that will depend on your particular lifestyle, so think of what a typical week or month would be like for you. Figure out who will be able to help you get to appointments, if necessary. If you attend religious services and you need help getting there, find a friend who will pick you up and bring you back.

9. What if I need extra help with bathing, for instance?

Depending on your needs, you may have someone stay with you to provide help. A home health care aide may be available through home Health services to come in and help with bathing, grooming, and dressing. Find out the extent of your insurance coverage for these services. You may also receive physical, occupational and/or speech therapy through the home health agency.

10. Can I get someone to help me prepare meals?

In addition, you may need help with chores, meal preparation, and shopping. You will need to find out who can help you with these tasks. In some areas, your county may have in-home help available if you meet the income requirements. The discharge planner at your hospital will know about resources available in your local community. Also, you may be eligible for Meals-on-Wheels for a period of time: confirm how many meals per day and for how many days you can receive this service. Please remember, Meals-on-Wheels is usually an out-of-pocket charge, meaning you pay for this service without reimbursement from your insurance company.

11. My finances are a mess. What can I do?

You will need to take care of your financial issues and money management. If you are not able to handle the mail, paying bills, and banking, find someone who can help you. It may be a family member, a friend, an attorney, or other fiduciary that you choose.

12. Will I be able to keep my pets at home?

If you have pets—dogs and cats are especially good for promoting one’s well-being and recovery—be sure to have details available regarding your veterinarian, boarding facility, and who will pet-sit in an emergency or as a favor. Your favorite pets by your side may be the best part of being home. Be especially careful navigating around your house if you are using a wheelchair or walker and your pets tends to get underfoot—this could cause an injury to you or to your beloved pets. Also, you need to store the pet food where you can reach it if your mobility is impaired.

Remember, planning ahead will made your recovery go more smoothly and you will experience less frustration if you have planned for your particular needs and restrictions. Your home may not be fully accessible to you right away, but with modifications and planning, you may have the comfort you need to help you feel much better.

I currently own a home and make my monthly payments without any problem. My wife and I make nearly 50 thousand more a year then when we orginally purchased our Home. Unfortunatley the housing market has crashed and I have no equity in my home and my mortgage is probably more than what my house is worth. I need a bigger home. What options do I have?

1) Pay down your existing Mortgage until it’s less than the (then current) house value … this is better than saving (unless, by some miracle, you can make more interest on your savings (after Tax) than you are paying interest on the mortgage = in which case SAVE UP until you have enough to move).

2) Get a ‘personal loan’ to cover the different (NOT recommended .. interest rates can only go up from here)

My mom has passed and left me her home, only problem is she had a reverse mortgage on the home. My fiancee and I live in the home and would like to stay in the home. How do I keep the home?
Thank you for your answers, but isn’t their some kind of creative financing i can find?

Was the Home paid off prior to the reverse mortgage? Do you have a decent amount in savings? If so you may be able to just pay back the reverse mortgae, if nto you’ll have to refi for whatever is left on the loan. Check out loanhomeonline.com/findamortgage. I dont have the best credit so had to shop around but taht site helped me find my b of a loan.

I am looking into starting my own home building business but am trying to work with some numbers, specifically the average profit that self employed home builders can expect to make.

For example, if you sell a home for £200,000 how much was spent on the actual construction of the home and thus how much profit does the builder accrue?

Also how muhc would you have to spend for the basic electric, plumbing gas ect.

Profit can be great, could be anywhere between 10k to 100k or more.. No straight forward answer, depends on the size of the home, the area, the detail of the home, etc… But this market is real tough for Home builders, many sell at cost just to get rid of the debt. And many have a lot of construction sites on hold, they just can’t sell the homes they already built so other projects are sitting around unfinished.
Also you need to consider making a name for yourself, sad fact is not many people are willing to hire a no-namer compay to build their home. And you don’t likely have a name in the business, if you did you’d know how estimates and profit works in the construction world.. No disrespect, just trying to help out.. good luck

I am wanting to buy my first Home and the home i found needs work. I want to take a home equity loan out to make the repairs but i dont know what kind of time frame i will be looking at to get one. Any advice would be much appreciated.

depends on how fast home prices are going up – they are supposed to stay down or flat for at least the next year or two, so I wouldn’t count on any decent equity for at least 5-10 yrs

Interestingly, the number of single worker, home based businesses is growing to be a bigger part of our economy. I started working from home 4 years ago, opened my own advertising consulting firm and work part time and love life. Recently, I got hired to work from Home for a government job with the SBTDC, counseling other small businesses. What is your story?

I counsel small businesses from home…how did you get your government job with SBTDC?

i would like to know what effects do these chemicals have on plants and a source of your information would be greatly appreciated.
please tell me what these home used chemicals on plants:

white home used BLEACH

home used WASHING DETERGENT

Home used INSECTICIDE that is sprayed indoors and outdoors.

thanks

please provide a source for your info.

my source is "from experience". Never use bleach or you’ll kill the plant. Weak detergents like joy (a tad of it only) in a LOT of water can give bugs diarrhea so they leave. Insecticide made specifically for house plants can be sprayed "lightly" on the underside of leaves and on the stalk only when you see bugs on them, and be sure to spray that when your plant is outdoors or you’ll asphixiate yourelf. Don’t use the insecticide if you have pets or children around as they might play with the leaves or eat them. There are special insecticides for outdoors, they are stronger and kill a lot of different kinds of bugs and they are usually put into a sprayer attached to your garden hose and you’ll be using gloves when applying that. Again, be careful with that stuff when there are children and pets around, and don’t use it on a hot day.
